Please note that, under UK law, there is no restriction on photographs taken in a public area and no requirement to get the consent of people to reproduce photographs taken in a public area. The JMB regards all communal areas of its estates (ie outside people's homes) to be public areas.

However, we want to respect the wishes and desires of our residents. If there is a picture of you or a young member of your family that you was rather not on the JMB website, then contact the JMB office and we will arrange for the picture to be removed.


Improvement works and refurbishment

This website is written in plain English and is designed to be as comprehensible as possible to tenants and residents of the JMB areas, many of whom do not speak English as a first language.

For this reason, the words 'improvement' and 'refurbishment' are used interchangably throughout this website. This means that work is described as 'improvement' in this website is not necessarily improvements under the definition of the Landlord and Tenant Act 1985 (as amended), but may only be refurbishment work.

As a rule, most work described as improvement will technically be refurbishment work under the terms of the Landlord and Tenant Act 1985 (as amended). If you need to clarify the formal legal status of a particular piece of work please contact the JMB office.
